This calculator applies 2024 Irish stamp duty rates as set out in the Stamp Duties Consolidation Act 1999 (as amended). For standard residential property, the rate is 1% on the first €1 million of the purchase price and 2% on the balance above €1 million. Commercial and non-residential property — including offices, retail premises, and agricultural land not qualifying for relief — is charged at a flat 7.5%. The bulk purchase surcharge of 10% is added on top of the standard residential rate where a single buyer acquires ten or more units in a single or series of linked transactions, a measure introduced in Finance Act 2021 to deter large-scale investor acquisitions.

The estimated legal fees shown are an indicative guideline only, typically ranging between 0.75% and 1.5% of the purchase price depending on complexity; actual solicitor fees vary. This calculator does not model stamp duty refund schemes, agricultural relief, consanguinity relief, or charity exemptions. Stamp duty is a self-assessment tax in Ireland; the buyer is responsible for ensuring the return is filed and payment made within 30 days of deed execution, which is normally handled by the buyer's solicitor.

Frequently asked
