Work the property decision in cash order

Start with what you can borrow and the deposit band, then add tax and completion cash, then test the monthly payment. A quote that looks cheap on the rate still fails if stamp duty, legal fees or the cash-to-complete figure do not fit.

  1. Fix the purchase price, deposit and LTV before comparing lender rates.
  2. Add stamp duty (or the local transfer tax) and legal/survey costs to the cash you need on day one.
  3. Only then compare monthly repayments, overpayments and whether renting still wins on the same time horizon.

From offer to monthly payment

Property decisions are rarely about one number. A purchase price or headline rent figure can look attractive until you layer in the mortgage, SDLT, conveyancing, surveys, council tax, maintenance, voids, and the cash you would have tied up somewhere else.
